5 Signs Your Roof Needs Replacement (Before It's Too Late)
Roofing sheets are built to last, but no roof lasts forever. Here are five signs it may be time to start planning a replacement.
1. Visible Rust or Corrosion
Small rust spots can usually be treated, but widespread corrosion — especially around fasteners — signals the protective coating has failed.
2. Sagging Between Purlins
This often indicates the gauge was too thin for the span, or purlins have weakened over time.
3. Faded or Chalky Colour
UV exposure breaks down paint coatings over years. Chalking (a powdery residue when you touch the surface) means the coating is at end-of-life.
4. Leaks at Overlaps
Persistent leaks at sheet joins, even after resealing, suggest the sheets have shifted or corroded at the overlap points.
5. Age Beyond Warranty
If your roof is approaching or has passed its warranty period (commonly 10–15 years for standard coatings), proactive replacement is more cost-effective than emergency repairs.
